The neighborhood
What it actually is.
Crown Heights sits just north of Uptown, bounded by NW 42nd on the north, NW 36th on the south, Harvey Parkway on the east, and Western Avenue on the west. The land was the Oklahoma City Golf and Country Club's eighteen-hole course until the club sold the whole quarter section in 1930.
What went up afterward is one of the best collections of Depression-era residential architecture in the state. In the thirties and forties the neighborhood was known as Pill Hill, because so many of the city's prominent physicians and surgeons lived here. Adjoining Edgemere Heights came later, in the late forties and fifties, and reads differently: mostly one-story ranch homes with attached garages on large lots.
The houses-
Tudor Revival and Colonial dominate, with Art Deco appearing throughout. The styles look dissimilar at first and then resolve into a coherent character, which is exactly what the historic nomination says about it. Homes surround Crown Heights Park, and the streets were laid out to feel settled rather than gridded.
What I tell buyers before they write an offer here
Know which section you are in. Crown Heights and Edgemere Heights sit together and trade together, but they are different eras and different houses. A 1935 Tudor and a 1952 ranch ask entirely different questions of a buyer and a home inspector.
Depression-era construction is generally excellent, and generally original. Plaster, wood windows, and steel casements are worth keeping and expensive to restore properly.
Ask about the sewer line and the foundation. Same as everywhere in the historic core. Scope it, and use an engineer rather than a repair company if anything is flagged.
Living here.
Western Avenue is the draw: shopping and restaurants within a few blocks, and a short drive to almost anywhere central. That, and well..its beautiful. The park anchors the neighborhood socially. Resale here has historically been steady, which is the polite way of saying this is a place people buy and then stay.
